MARINA PLANNING & DESIGN Five star marina and nautical base A new high-tech marina designed to set new standards in the Baltic is being built in Kakumäe, 10km (6mi) from the centre of Estonia’s capital city Tallinn. Offering wet berths for 300 vessels and additional superyachts, the marina will have a well equipped boatyard, heated storage for a further 250 boats and many on-site amenities. Located in a peaceful upmarket district, renowned for unspoilt forests and stunning views, Haven Kakumäe will be well protected by the surrounding natural bay and a fixed breakwater. There is little water traffic to disrupt the calm or create wake. According to marina manager Indrek Ilves, the aim has been to develop a unique marine infrastructure project and create a five star marina. “The investment in the port amounts to €21 million and over coming years a further €70 million will be invested in infrastructure and development of the surrounding area,” he told Marina World. “The marina will be open and ready to host its first guests in May 2017. The heated winter storage will be ready for the end of the season.” Working with principal contractor BMGS of Tallinn, Estonia-based Top Marine has designed the marina layout and manufactured and supplied the floating pontoon system. Unique coralshaped power pedestals have been custom designed by Estonian company Keha3. Haven Kakumäe will offer a mix of 300 berths for vessels up to 30m (98ft) long with a maximum draft of 4m (13ft) in its standard basin. Berths will be available on renewable leases and for visitors. A private 4m (13ft) wide VIP pier is also being built to accommodate up to 16 megayachts in the 40 to 60m (131 to 197ft) range. The pier, which is fully accessible by marina-supplied golf carts, has all utilities, high-speed internet and good security. All vessels have access to a pumpout dock, fuel dock with four pumps, and a self-service boat washing station. Associated boatyard facilities will feature the latest equipment, including a 130 tonne boat hoist, forklift and 45 tonne motorised boat trailer. The types and full specifications had not been confirmed when Marina World closed for press in December 2016. MARINA PLANNING & DESIGN the water is by means of a 25m (82ft) wide slipway. The dry storage building, which measures 4,300m² (46,285ft²), with a clear head height of 13.5m (44ft) is clean, spacious, bright and fully heated. Vessels up to 130 tons will be lifted and launched using the stacker crane and a special machine for mast lifting. Security will be paramount and access facilitated by a generously sized concrete hardstand. Modern workshops for service operations are incorporated. The marina has been designed to be the perfect venue for all kinds of sailing regattas, water-based and promenadebased festivals and shows, and wideranging social events. The breakwater serves as an ideal observation stadium for sailing competitions. With a view to offering a recreation centre for the whole family, Haven Kakumäe also features a range of onsite amenities including restaurants, shops, sports grounds, sauna, fitness centre and bicycle rental outlet. It has also established an important partnership with the famous and prestigious Tallinn Yacht Club. Tallinn Yacht Club was founded in 1910 and is one of the oldest yacht clubs in Estonia. It attracts keen sailors of all ages, is modern and comfortable, and is ideally positioned for events with meeting rooms, a seminar room, offices, a dining hall and an open terrace. The club and the marina have joined forces to establish a sailing school that aims to offer an enjoyable and safe on-water experience for junior sailors, encouraging confidence in the water and teaching good navigation skills. Haven Kakumäe will host its own regatta calendar in association with the Club and plans are also in hand to build the first sailing stadium in the area. During the summer months, a multi-function hall will also be available for exhibitions, shows, festivals and fairs and will boast a summer events programme. During the marina’s first season, it will act as a host for Tallinn Maritime Days. This traditional annual three-day attraction features concerts, maritime activities and a boat parade and will be held in July. The new function hall will be complemented in 2018 by the marina’s own yacht club, with recreation rooms, saunas, a lounge and restaurant with terrace. With close proximity to the city centre, a unique natural landscape and stunning views over the old town and bay, the marina will be a magnet for yachtsmen and city residents and will help to further boost the high level of tourists who visit the Estonian capital. www.marinaworld.com - January/February 2017 45
