WATERFRONT DEVELOPMENTS The next step for Holyhead regeneration Transformation of the waterfront in Holyhead, north Wales, has edged closer to reality with appointment of CAD Architects, one of the leading architectural practices in south west England, to work on the development project. The £100 million vision will be one of the biggest projects of its kind in Wales. The proposed development is for a mixed-use regeneration scheme, which would include a new marina, reclamation of land from the sea, new residential developments, commercial, leisure and retail outlets, and associated infrastructure. The plot stretches along the Holyhead seafront and would be Key elements 250-berth marina 250 new homes (a mix of 1 and 2 bed apartments and 2,3,4 and 5 bed houses) Amphitheatre and covered market arcade Seafront promenade and park areas Yacht basin Parks and gardens, pathways and cycleways 280 visitor parking spaces 380 private parking spaces 4,040m² (43,500ft²) commercial/ leisure uses 300m² (3,230ft²) sail training/youth centre Public beach area with community changing/welfare facilities 1,050m² (11,300ft²) visitor centre Maritime workshops 250 space overflow car park sheltered by the ‘Great Breakwater’, as well as a new breakwater extending into Holyhead Harbour. The scheme, which was subject to a three-week public consultation in January, aims to regenerate economic activity in the local area by stimulating new local businesses and attracting visitors, tourists and new residents to the location. Gareth Ellis, an architect with CAD, confirmed to Marina World in mid-February that response from the public consultation had been good. Aerial CGI of the Holyhead waterfront plan. Below: The mixed use approach will deliver commercial, leisure and retail outlets. “We are currently preparing the planning application for submission,” he said. Conygar Holyhead heads up the project as a special purpose entity established with the sole purpose of delivering the Holyhead Waterfront Regeneration Scheme. The company is a subsidiary of The Conygar Investment Company plc, which is a national investment and development company operating successfully in the UK for the past 17 years. A Conygar Holyhead spokesman commented: “It has taken our company over six years of careful planning to get this project to its current stage. As local and national economies look to the future and seek to recover from the impact of the pandemic, large-scale projects of this kind will have a vital role to play by providing new opportunities for growth and job creation.” “As soon as we met with the CAD Architects team and understood their visionary approach to projects, we knew that they were a perfect fit for the Holyhead Waterfront Redevelopment Scheme,” he added. CAD Architects managing director, Mark Dawes, responded: “This is an exciting project and fantastic news for our business. It recognises the excellent portfolio of work we have already carried out, both in the south west and around the rest of the UK. The proposed Holyhead scheme is comprehensive in its scope, with www.marinaworld.com – March/April 2021 29
